COOPERATIVE BROKER POLICY

Jon Kohler & Associates offers one of the most generous commission splitting and referral policies in the rural investment grade real estate business. We built our reputation on our longstanding policy that encourages broker participation and professional relationships that last a lifetime.

We stress a very high level of importance on representing the image of our client’s property. Our model follows the Realtor Land Institute Code of Ethics in addition to other policies that we have found helpful in avoiding disputes over the past twenty years.

Commission sharing rules:

Registration of Prospect:

  1. You must contact Jon Kohler & Associates and formally register your prospect at the earliest initial contact. At that time we will mutually determine whether you are referring a lead or you are operating as a representative of the buyer.
  2. Your prospect must agree that you are registering him or her as your prospect for the specific properties that you are presenting.
  3. If your prospect is already working with Jon Kohler and Associates or a member of our own working prospect base, then he/she will not be recognized as your prospect unless you have an exclusive buyer broker agreement with the prospect.
  4. We are very particular about how our properties are shown and represented. A Jon Kohler and Associates, LLC associate will accompany you on all showings of our listings so that all details and features of the property are presented and accessible to you and your client. Failure to follow this procedure may terminate our commission sharing agreement.
