Overview

Horse Creek

"I look at plantations every day. Very few have the amount of ecotones, habitat types, ground cover, timber diversity, water and game flow as Oak Hill. To have that on 1,000 acres is even more remarkable."

“Nothing says the “south” more than a live oak. We probably don't have a more beloved tree. Its takes the exact right circumstance, soil, period without fire and tree canopy for them to become established, then add several hundred years. Because of Oak Hill’s unique history today it arguably has more ancient live oaks scattered around its 1,000 acres than almost any other plantation in the Red Hills. Absolutely beautiful. This is an exceptional property.”

Oak Hill Plantation is a 1,000+/- acre Red Hills plantation with a stunning, classical plantation style home. Located in Jefferson County, Florida nestled between Ted Turner's historic Avalon Plantation & Mays Place, it boasts a pristine 15-acre lake fed by a natural spring, rich & diverse ground cover quail habitat with beautiful rolling topography. You enter into this once in a lifetime Red Hills plantation on a paved & landscaped driveway lined with grand Live Oaks all the way to both the main & guest homes. The plantation is located just 30 minutes from Tallahassee, Florida and Thomasville, Georgia.

The Plantation is managed primarily for white tail deer & abundant turkeys. However, has all the ground cover for wild quail.

"If one wants to be a good land steward where they can hunt trophy whitetail deer, mature gobblers, and wild-only quail and not worry about losing them to bad neighbors, I might start by buying a place that borders the 32,000 acre private homeplace of the 2nd largest landowner, conservationist, and most ardent hunter in America. That being said, if you aren’t willing to also be a good neighbor lets look somewhere else.”

The current owners chose the perfect location for the custom, classical style plantation home overlooking the 15 acre lake and it was built over time starting with wing of the home that was designed after the historical Asa Mays house in Capps, Florida and which is now a "wing" to the main house. The inspiration for the plans for the main house came from purchasing four magnificent 19th century windows from the Old Floridian hotel (built in 1800’s) in Tallahassee, FL before it was demolished. These windows mark the north, south, east & western corridors of the house, shaped like a cross, with many other historic features that make it impossible to replicate. The home boasts 13 foot ceilings to accommodate the windows. Ginger hand sketched her vision for the home on an eleven hour car ride back from the Natchez Spring Trace Tour in Mississippi studying beautiful architecture. Some of the light fixtures and the pediment in the theatre room were purchased at auction from the Old Florida Capitol. All of the heart pine flooring, back staircase, fire mantels, the sink & tub in office the bathroom, & most of the door knobs are also from the Iconic Old Ormond Hotel built by Henry Flagler.

The stunning 8,000+/- square foot home features five bedrooms, four bathrooms and four working fireplaces. You enter from the grand porch into the foyer and a view of the beautiful staircase which is made of pine from the Old Flagler Hotel. There is a formal living room, formal dining room, library with built-in book cases and attached reading area, family room with dining area, a "lounge" room with a custom cypress bar, kitchen with Viking and SubZero appliances with attached informal dining room, attached to the kitchen is a butler’s pantry with built in china cabinets, and a second kitchen for caterers. The screened in back porch overlooks the beautiful back yard that is worthy of a Home & Garden magazine spread with a water feature and gazebo. There is a second floor front porch that overlooks beautiful views of the lake that create stunning sunrise and sunsets. The detached three car garage was built to look like a carriage house. There are also plans for an elevator to be put in going from the first floor to the second floor only.

"One is hard pressed to find deferred maintenance at Oak Hill, which is even more amazing because the annual operating budget is one of the lowest we have seen. Years of capital improvements and diligent maintenance have created not only a very beautiful and park-like property but one very easy to manage.”

The plantation also has a 1,600 +/- square foot guest house/managers house called the "gingerbread house" that has all the modern day amenities. There is also a 1,500 +/- square foot "gathering lodge" which is great for guests and has a living room, kitchen, breakfast area, bath, and loft bedroom. Attached to the lodge is a workshop and a three bay equipment barn. The cypress in the gathering lodge was deadheaded out of the Halifax River back in the 1930's, spent 50 years in Bud Dewise's farm before being sent to Oak Hill in 1991 for the building materials; you can't even find a tree to produce boards that big anymore! Next to the lodge is skeet shooting. There is also an office/man cave known as "TK's coop". Additionally there is a screened in cook shack that matches the gathering lodge and has a stone fireplace and is a great place for gatherings with guests, family holiday get togethers, BBQ's & a "tale"-all after a hunt.

The history of this land is incredible! It’s no surprise that the Apalachees (most powerful tribe in Florida), staked out the best land for the best trail.

The Old St. Augustine Road was originally an old Spanish trail from the San Luis Mission to St. Augustine. In the 1820s the Federal Government authorized an earthen road to be constructed from St. Augustine to Pensacola, with Tallahassee at its midpoint. (Florida Memory). This road runs right through the middle of this hidden gem known as Oak Hill Plantation and can still be seen as the early settlers used it. Some of the property's 250-year-old live oaks have seen a lot of history! The current owners have been grooming and manicuring this plantation since 1991. It has not been available on the open market since approximately the 1820's. This is a rare opportunity on a beautiful red hills plantation, with excellent location, rich history, and a stunning, classical plantation home.

"It should be no surprise that Florida’s “First Couple of Conservation's” homeplace is as ecologically and historically unique as Oak Hill. Arguably, no two people have dedicated their lives to Florida’s environment or made as much of a difference to Florida’s natural lands than T.K. and Ginger Whetherell. Florida has become a role model to the world. What they have found, nurtured and developed at Oak Hill is fitting to their dedication."

"Regardless if one had the budget for 1,000 acres or 2,000,000 acres like Oak Hill’s esteemed neighbor, both being able to have the opportunity to buy a property like Oak Hill and being able to seize on that opportunity is uniquely rare."
