Barren Creek Lodge is located in north Washington County, Alabama in between the small southern towns of Chatom, Millry, & Jackson. It is less than 1.5 hour drive from Mobile and Meridian and just 6 miles from the Tombigbee River.

The property is 2,453+/- contiguous acres of beautiful rolling timberland comprised mostly of natural & plantation pine timber with hardwood drains along Pine Barren Creek’s 3+ miles of frontage throughout the property. Developing the land into a high quality recreational property over the years has included miles of internal roads, 20+ food plots, 15 trough feeders, prescribed burning, multiple deer stands and much more. The timber and wildlife have been professionally managed for years with very little hunting pressure.

At the end of the one-mile gravel drive into the property sits the private upscale lodge that was newly constructed and finished in 2009. It is 3600 +/- square feet with an open floor plan, full upscale kitchen, two full bathrooms, two fire places (gas and wood burning), large custom bar and cooking space with six full beds throughout. It has two central HVAC systems and spray foam insulation. The utilities include electricity, septic, liquid propane for cooking, and a deep water well. There is also a whole house 40kw backup diesel generator in the event utility power is ever lost. The lodge shares a metal roof and concrete slab with the adjoining 3600 +/- square foot metal shed with (2) roll up doors, work shop, hunting lockers and an abundance of space for any size equipment. Also constructed in 2009 is the 1840 +/- square foot metal shed with (2) roll up doors, deer cleaning station, stainless cleaning tables and additional equipment storage. Completed in December of 2018 is a 120’x120’ metal storage building with a concrete floor, a 6” well and custom well house. There are two nice covered dog kennels on the grounds as well as two 8-ton GSI silos, additional storage building for bagged feed and a 900-gallon diesel fuel tank.

The timber value here is substantial and a large portion of the property will be jumping timber classifications and thus creating more value for a new owner. Per the most recent timber cruise, the timber value is north of $1.65M on the 2401+/- timbered acres. Very little timber has been cut or thinned and per the Forest Management Report is projecting a 5.3% growth rate on the 1,013 acres of natural stands and an 8.3% growth rate for the 1,311 acres of plantation stands. Approximately 180+/- acres have been clear-cut and replanted in longleaf as well as 260+/- acres lightly thinned. This is an area known for its great timber growing soils and is conveniently located in close proximity to numerous forest product facilities.

Barren Creek Lodge is a hunter's dream! It has been extensively managed for deer and turkey with a year-round feeding program, chufa patches and hundreds of acres burned each year as part of the rotational burning program. Beautiful rolling topography, staggered timber ages, dense ground cover for bedding alongside open hills and creek bottoms give wildlife everything they need to thrive. With such diverse terrain from the Pine Barren Creek bottoms to the rolling piney woods provides great habitat & hunting opportunities. This place has and holds the wildlife!
