Recreational and Working Lands Investment Property with Higher and Better Use

      A recreational and working lands property, Lynniam Place is approximately 1,299 +/- total acres in Calhoun County, Florida. There are multiple asset classes in this one property. At $2,200 per acre only a half hour from Tallahassee, it's hard to go wrong. A good portion of it is USDA grade farmland, of which the row crops have recently been converted into pine timber by the current owner. There is significant road frontage, which the landowner has platted for future home sites; 61 ranchettes in 3 ranchette subdivisions. One is currently approved and the other two should be complete shortly. As such, this would enhance the conservation easement value significantly.

      The draft conceptual plan for the 69.06-acre "Timber Hill" subdivision consists of approximately 13 ranchettes ranging from 5-7.34 acres. This property has beautiful rolling topography and frontage on Hwy 73A. It was plated in 2022 and the lots are "high and dry."

      The draft conceptual plan for the 230-acre "Creek Ridge" subdivision consists of approximately 6 ranchettes ranging from 10-12.10 acres, with one being approximately 178.58 acres.

      The properties have good deer and turkey and are located just 2 miles to shopping and restaurants in Blountstown, Florida and just 25 minutes to shopping and restaurants in Tallahassee, Florida.

      It is extremely convenient to Dothan, AL, Panama City, FL and Marianna, FL. This opportunity is essentially "five asset classes in one:"

        1.  A recreational property
        2.  A timber property
        3. A “higher and better use” property with three ranchette communities. The first subdivision has already been platted / submitted to the County for approval. The other 2 should occur shortly.
        4.  A conservation easement play. Given the preplanned ranchette communities, this property will appraise exceptionally well from a development perspective. The development value here is well situated to be monetized through a donation conservation easement providing immediate income tax savings - cutting taxable income by half and spread out up to 16 years.
        5.  A Social Storm Property ™ the type of property one would want to own in either bad times or good. It has vast natural resources and multiple income streams. It’s perhaps the perfect hedge.
