Legacy Ranch is the culmination of a dream to raise, hunt, and consistently harvest trophy-caliber whitetails in Florida. Located in Northern Hamilton County Florida, the property contains 253+/- acres of some of Florida’s finest wildlife habitat, perennial peanut fields, pines lands, and live oak bottoms. This is a unique opportunity to step right into a place that has been professionally managed, well well-improved for recreation and begin enjoying it with friends and family immediately.
The new price makes this an unprecedented opportunity. For anyone who enjoys chasing world-class whitetails with friends and family, Legacy Ranch has become a must-see. Candidly, you couldn’t build a place like this for what it now costs to own it — not even close.
A Rare Opportunity to Own a Truly Productive Trophy Deer Property-most hunters dream.
Spending time in God’s great outdoors is one of life’s greatest joys — and Legacy Ranch was designed to share that experience. The land is so productive at raising mature, trophy-class bucks that you can confidently invite guests and family to hunt without worrying about running out of opportunities.
Imagine never again having to stress about a property line shot —regretting the buck you just passed because he now no longer has another year to grow. Imagine how much more exciting and enjoyable the hunt becomes when you know that whoever hunts the property has a legitimate chance at seeing a Boone & Crockett caliber buck.
Excitement and Action — means enhanced Stewardship
In today’s high-paced, short-attention-span world, most people want their outdoor experiences to be action-packed. Legacy Ranch brings the excitement back to deer hunting. It allows you to grow the deer you've always wanted to.
Yes — at first glance, some might wonder if it’s big enough. But then the trail cams tell the real story.
The owner regularly finds new bucks on camera — some that only show up once or twice a year. "I was on a showing and took a quick pick of a buck pushing 180 B&C that it turns out the seller hadn't seen but two times that whole year."
For less than $2.5M one isn't going to find a recreational buy like Legacy Ranch. This isn’t just another hunting property. It’s a turnkey trophy whitetail experience — a rare chance to own a place for those who know the best part of it all is sharing a campfire with friends and family.
“We understand what someone has to go through to find a property where they can consistently see and harvest trophy whitetail deer in the South. We know what it feels like when a bad neighbor ruins the hard work you’ve put into your deer program. We know how important it is to find a place that’s easy and efficient to operate. Where everything is already built. Everything is established. We know that 253 acres may initially seem small to some people looking for a major deer property. Trust us, this one is not. This place hunts more like 700+ acres. It’s because of the way the habitat is designed, the genetics, the fence, the cover, the ecotones.” – Jon Kohler
Legacy Ranch has exceptional roll and fertile soils of which this area is so highly regarded. The property is extremely diverse with little to no unusable land. There are two ponds and almost a mile of waterlines. It has outstanding quail woods, beautiful live oak hammocks, exceptional southern yellow pine, and many food plots principally planted in Perennial Peanut Hay.
“So, we’ve got ten different food plots that are perennial peanuts. 12 acres are already established. All we do is maintain. The hardest part is getting them established. It’s particularly good during the growing season” - Ryan Boyd, Landowner, Legacy Ranch
“Perennial Peanut hay is the “alfalfa of the south.” This particular latitude is renowned for growing this outstanding deer feed. The problem for some to grow this is the high initial costs, up to $1,000 per acre, and a lot of hard work and at least two years to establish it. Once established it’s easy. High in protein this forage allows the landowner to naturally raise, not buy protein therefore saving enormous amounts of money by cutting the #1 cost of raising trophy whitetail deer.” - Jon Kohler
One of the differences here is the high quality of the bucks released into the preserve. The breeder stock is exceptional. It’s very unusual to see this quality of breeders released into a preserve. The property touts the genetics of famed breeder bucks such as Horsepower, Triple Crown, Blackjack and Voodoos Magic. As such, the breeder deer are being offered separately.
"Some people think we're crazy for releasing some of these genetics into the preserve that we have. These are breeders, but we've got Horsepower, Triple Crown, Blackjack, Voodoos, and Magic. We've got pretty much the best names that we could find, and the best genetics that we could find. We've done embryos for the past couple of years. We've done artificial insemination, so that's how we get these outstanding genetics, the best of the best are found in our place. These just aren’t the kind of deer people typically release." - Ryan Boyd, Landowner, Legacy Ranch
“I sell a lot of high fence properties across the South and my own place is high fenced. I can tell you that it is extremely rare to release genetics of this caliber from a breeder pen into the main preserve. The genetics Ryan has released are typically sold to other breeders. I can’t stress enough how important genetics are.” – Jon Kohler
For those seeking advanced management, the breeding facility is enclosed by a ten-foot game fence. Six pens are averaging in size of 100' wide x 300' deep (.68 acre each) and the top half of each pen is planted and the remainder in trees. There is an irrigation stubbed to the pens. There is a 24' wide x 600' long front alleyway. The breeding facility is complete with six water troughs and six feeding stations, a fawn nursery, and an A.I. deer handling facility. The property is stocked with the best whitetail genetics in America. Preserve includes over 150 whitetails, 40-50 axis deer, a dozen blackbuck, and a small herd of Fallow.
“We have multiple species of animals here. We’ve got black buck antelope; we’ve got fallow deer and axis as well as whitetail. The exotics you can hunt year-round, so it always gives you something to do. The whitetails have an elongated season but it’s a lot of fun hunting those exotics and having the different types of game meats. We love trying different meats and my wife loves to cook wild game, so that’s pretty exciting.” - Ryan Boyd, Landowner, Legacy Ranch
“It’s common for us to see a landowner wanting to breed their own genetics, either for sale or release into the preserve. These are two completely different operations. One doesn’t have to continue to operate the breeder pen, but that option exists if someone is looking for an additional income source. Ryan is particularly good at breeding deer. The other thing currently done is Ryan sells hunts. This can continue or cease depending on the new owner’s income requirements.” - Jon Kohler
At Legacy Ranch, there is a nursery area that is approx. ground cover 69' x 33' (2277 sq ft). Also, there is an area for blueberries with two Lemon trees complete with drip irrigation and fencing. In addition, there are assorted fruit trees. Also, there are .91 acres with twelve mature pecan trees.
"I love raising our boys out here. We're outside probably 80% of the time. There's just so much to do. They love picking blackberries with me. We just found some chanterelles the other day and they got out and helped me pick the mushrooms. They forage with me and I mean, just being able to come feed the deer. How cool is that for a three-year-old to be able to be this close to a deer and feed 'em treats right out of their hand? It's amazing. They have the best childhood ever. Hopefully, when they get older, they'll appreciate how great they had it. It's a great place for a kid to grow up." - Glorianne Boyd, Landowner
The main lodge is 2,400 square feet built in 1998 but was recently completely renovated. It has three bedrooms, three baths, a fireplace, a covered front porch, and a rear deck. There is also a reverse osmosis water filtration system in the main house. The newly remodeled cabin/camp house is 694 sq ft with a 98 sq ft covered front porch. It has one bedroom, one bath, and a kitchenette. Other improvements include a 720 sq ft metal building garage built in 2002 with concrete floors, electric roll-up doors, and RV hook-up and generator hook-up. Storage building that is 160 sq ft with a 128 sq ft covered front porch and A/C, heat, electric, and water to the building. Pump house that is 130 sq ft with a 4" well, chlorinator, and filter system. A 3,150 sq ft Morton barn built in 2002 is of the highest quality and contains a concrete floor, water, electricity, three electric bay doors, a generator hook-up, and a skinning room with a walk-in freezer for processing.
"We've had a great time with Thanksgivings, Christmases, and any type of get-togethers because there are limitless things to do out here on the property. We will go for a ride in the evenings and just see animals and come back and get next to the fire. It's a great place to be." - Ryan Boyd, Landowner
Legacy Ranch is currently being operated as both a recreational property with an established income-producing preserve. The facilities have been used for paid guests for the last several years and have become exceptionally popular. They have more than 12.k followers on Instagram alone. There is a very good book of business that could be here should someone want to continue. In addition, the genetics that Ryan has established here are phenomenal. He would be willing to help advise a new owner on continuing what he started here.

“I advise both new and existing landowners for a living. Those that know me, know that I get right to the point about what I see that needs to be done. What I see here is very impressive. This really is a walk-right-in place. The main thing I saw was that I thought a larger fishpond would be a nice addition and not surprised to find out that was already being built.” – Jon Kohler
The property is located in Jennings, with all of the benefits of being in Florida. It is an exceptional place to raise a family and convenient for guests. Valdosta, the 10th largest city in Georgia, is a half hour away, Madison, Florida is 25 minutes away, and Lake Park, Georgia is 25 minutes away. I-75 is only 10 minutes away and anywhere can be reached.
This end-of-the-road property offers the ultimate in privacy and safety. Its Social Storm™ Properties score is phenomenal. This is exactly the kind of place one would want to spend the next pandemic… or worse.

“One of the things I like so much about this property is its self-sufficiency. This is the kind of place that one can go to and lock the gate and leave the world’s problems behind.” - Jon Kohler
This is a rare opportunity on an income-producing high fence preserve with all the amenities ready to step in and enjoy and entertain.
“If you’re considering a hunting property to enjoy the outdoors, not worry about deer, where you are confident that if you or your guests let a buck walk to grow another year that it won't be shot the second it jumps the fence, then a place protected for a high fence may be for you. It will 100% eliminate that “angst” we have all felt when we hear our neighbors shoot. We all know that unpleasant feeling. Imaging how much more enjoyable hunting will be knowing you will never have that feeling again.” – Jon Kohler
** NOTE: The property photoshoot took place just before Hurricane Helene. The property did receive some damage to the timberlands, and the landowner is working on clean up efforts.

From murky farm ponds to pristine glacier-cut lakes and everything in between, Knox Daniels’ expertise stems from a lifelong fascination of water and the creatures that live in and around it. He recognizes and helps clients appreciate the value water features bring to a property. “My goal is to help buyers realize and sellers maximize the value different water bodies bring to a property, not only in a recreational sense, but also for social storm reasons.” After extensively traveling the country for collegiate BASS fishing tournaments, Knox graduated and worked for the Southeast’s finest fisheries and wildlife biologist, Greg Grimes. With Grimes’ company, AES, Knox managed many of the southeast’s finest private lake estate/impoundment properties, and learned the intricacies of upscale property management. Learning from Greg and other biologists, Knox honed in on the specific conditions and habitat needed for optimal gamefish growth in private lakes. He has also worked as a property manager on several thousand acres and for a commercial developer, facilitating the dirt work and builds of several apartment complexes, but his true passion has always been in the outdoors. “I’ve always had an insatiable fascination with ponds/lakes and am grateful to be able to help to place clients on the properties of their dreams and make their personal fisheries/wildlife goals reality with JKA.” – Knox Daniels
Jason has been assisting landowners for the last 28 years in Georgia and South Carolina obtain achievements the owners did not realize were possible. His degree in Biology from Georgia Southern stemmed from the desire to know how things in nature work. His plantation roots began at just 16 years old outside of Albany, GA and the last 20 years were spent in the Lowcountry of South Carolina. His entire career has been spent developing a global approach to plantation management. That plan included sales. Sales is in Jason’s blood- his mom had a 45-year career as a real estate broker. After college, he chose to pursue his passion of making properties great. In 2011, Jason sold his first plantation. Since then, he has assisted buyers and sellers with over $20 million in sales while most of that time working as a full-time General Manager of a large Lowcountry plantation. Today, he is committed to using his unique skill set and experience to guide landowners through the many challenges of plantation ownership.

Hailing from a long line of outdoorsmen, Tim learned a great deal from his father and grandfather. He saw first-hand what it means to be a good land steward. He believes land is so much more than a place to hunt, fish, and grow timber or crops. “It’s an identity, a resting place, a safe haven and a way of life, said Tim.” Tim’s family ties to Alabama run deep. During his grandfather’s first term, Governor James was responsible for signing into law Alabama’s first state duck stamp which helped to ensure funding for the procurement, development, and preservation of wetlands for migratory waterfowl habitat. He also established Alabama’s lifetime hunting license, so it is no surprise that Tim is an avid outdoorsman with a keen eye as to how best to improve habitat for the greater good of its wildlife.
With Madison County roots, Lori grew up on her family farm at Pettis Springs along the historic Aucilla River. A love of the land was instilled in Lori very early on by her father who was a local farmer. Lori understands the importance of good land stewardship and has witnessed first-hand how her own father, a former 2-term member of the Florida House of Representatives whose district encompassed many rural counties of the Red Hills Plantation Region, with a little bit of sweat equity, so lovingly worked their own family land. These are core values she carries with her today, and nothing gives her more personal satisfaction than to represent some of the south’s best land stewards.
