Magnolia is more than a property. It’s a story waiting to be written—one of family, fellowship, and the enduring beauty of South Georgia.
Nestled in the heart of South Georgia’s famed Red Hills region, Magnolia is a premier 123-acre retreat designed for both recreation and relaxation. Just twenty minutes from the charming brick-lined streets of historic Thomasville, this property offers the rare combination of convenience, privacy, and natural beauty.
The Land and Wildlife:
This one-of-a-kind property is a true wildlife haven and the perfect retreat for family and friends. Magnolia is more than just land — it’s an experience. Designed with both recreation and relaxation in mind, it offers everything an outdoor enthusiast could want while also providing the ideal setting for making lasting memories. Here, hardwood bottoms give way to open fields, planted pines, and thriving fruit orchards, weaving together a landscape designed by nature to support abundant wildlife, from deer and turkey to ducks, dove, and quail. Every detail of Magnolia has been thoughtfully prepared for recreation, from Redneck Condo Stands and strategically placed feeders to carefully maintained food plots. Multiple condo stands, feeders, and food plots are already in place, thoughtfully planted with apples, pears, persimmons, and wild blackberries that not only support healthy habitat but also provide fun for the whole family — especially the grandkids, who will love picking wild blackberries and fruit straight from the land.
The duck pond is a standout feature, carefully set up for excellent hunting opportunities as well as quiet observation for those who simply enjoy watching nature unfold. Wood duck nesting boxes are scattered throughout, ensuring a thriving waterfowl population year after year. In addition, the property offers prime dove and quail habitat. The planted pines located just behind the main house present an outstanding opportunity — easily mowed and chop-blocked to create your own quail course.
Whether you’re an avid hunter, a wildlife observer, or a family looking for a retreat that blends outdoor adventure with natural beauty, this property offers it all. From sunrise hunts to evenings by the firepit, Magnolia is a retreat where the land and wildlife thrive together, creating unforgettable weekends year after year.
The Owner's Lodge:
The newly built lodge, where the current owners most often stay, elevates the experience at Magnolia. This lodge offers an authentic hunting-cabin aesthetic while delivering modern comfort—perfect for owner's quarters, a mother-in-law suite or hosting weekend guests who want privacy but proximity to the main house. It showcases 20 foot vaulted tongue and groove ceilings, exposed reclaimed wood beams and an open living space complete with kitchen and entertainment area. A loft overlooks the open floor plan, while the glow of natural wood brings warmth to every corner. It gives one the feel of a high-end hunting lodge, just steps from the main house. Guests love having their own space, yet they’re still close enough to join you for dinner or the morning hunt.
Main House:
The main house was originally built in 1972, this home has been completely renovated with a modern, open feel. It’s the perfect gathering spot, with a cozy fireplace in the family room, three bedrooms, and two baths. And just step out back—and enjoy an evening by the fire pit overlooking rolling land and wildlife habitat. It’s where evenings here always seem to end, with stories told under the stars. And with the entire property powered by a Generac generator, you’ll never worry about being without electricity.
Additional Improvements:
Additional improvements feature a vaulted carport for covered double parking with a dedicated storage space, along with a new pole barn with crushed gravel foundation perfect for tractors, ATVs, and everything you need to manage a property of this size. Magnolia isn’t just a weekend getaway. It’s the place where family comes together, where friends gather, and where the outdoors becomes part of your everyday life. This property checks every box for the recreational landowner. It’s the kind of place where families gather after a morning hunt, swapping stories by the fireplace or sharing meals on the porch as the sun sets across rolling fields.
Investment Potential:
Beyond its natural beauty and abundant wildlife, Magnolia is a property that works as hard as it plays. Every acre tells a story not just of recreation, but of long-term investment and security for the future. The planted loblolly pines stand tall today, but tomorrow they become a source of merchantable timber income — a sustainable asset that continues to grow in both value and habitat. They provide shelter for wildlife now, and financial return down the road, making them as practical as they are picturesque.
Income Potential :
Magnolia also offers income in the present. With a thriving wedding venue nearby, the homes on the property are perfectly positioned as sought-after rentals for guests. The proof is already in place — the current owners’ neighboring rental house generated $31,000 in revenue in 2024 alone. For a new owner, the opportunity to mirror or expand on that success is immediate and tangible.
Property Tax Savings CUVA:
Even the carrying costs of Magnolia reflect its thoughtful design as an investment. Enrolled in Georgia’s CUVA program, property taxes remain exceptionally low — under $1,000 annually — preserving cash flow and enhancing return on investment.
Social Storm Aspect:
And in a world where peace of mind is priceless, Magnolia offers more than just income streams. Recognized as an excellent Social Storm Property, it is both a retreat for the best of times and a refuge for the uncertain ones. Here, families find not only recreation and beauty, but also privacy, safety, and the confidence of a secure haven.
Magnolia is more than a property — it is a legacy investment, blending income, conservation, and family tradition into a single remarkable opportunity.
As the years go by, we come to see life more clearly. It isn’t the long days at work or the endless to-do lists that we carry with us — it’s the moments. The mornings spent sipping coffee on a quiet porch as the sun lifts over the treetops. The evenings gathered around a firepit, where laughter echoes louder than the crackle of the flames. The steady rhythm of the seasons, each one marking another chapter written on the land. Magnolia is the kind of place where those moments happen naturally. A place where children chase fireflies under the summer sky, where autumn hunts turn into family traditions, where the scent of pine and the calls of birds remind us of the beauty of slowing down. It’s more than just property — it’s a canvas for memory-making, a backdrop for the stories your family will tell for generations. Here, time with family and friends becomes the greatest investment of all. Magnolia is where you’ll capture the core memories that endure, long after the seasons have changed.
Location is everything—and Magnolia delivers. Situated in the rolling hills of Ochlocknee, Georgia, this property is just a short 20-minute scenic drive from the bricked streets, boutique shops, and fine dining of historic downtown Thomasville. This special property won't last long, call today to schedule your private tour of Magnolia and experience the magic for yourself.

From murky farm ponds to pristine glacier-cut lakes and everything in between, Knox Daniels’ expertise stems from a lifelong fascination of water and the creatures that live in and around it. He recognizes and helps clients appreciate the value water features bring to a property. “My goal is to help buyers realize and sellers maximize the value different water bodies bring to a property, not only in a recreational sense, but also for social storm reasons.” After extensively traveling the country for collegiate BASS fishing tournaments, Knox graduated and worked for the Southeast’s finest fisheries and wildlife biologist, Greg Grimes. With Grimes’ company, AES, Knox managed many of the southeast’s finest private lake estate/impoundment properties, and learned the intricacies of upscale property management. Learning from Greg and other biologists, Knox honed in on the specific conditions and habitat needed for optimal gamefish growth in private lakes. He has also worked as a property manager on several thousand acres and for a commercial developer, facilitating the dirt work and builds of several apartment complexes, but his true passion has always been in the outdoors. “I’ve always had an insatiable fascination with ponds/lakes and am grateful to be able to help to place clients on the properties of their dreams and make their personal fisheries/wildlife goals reality with JKA.” – Knox Daniels
Jason has been assisting landowners for the last 28 years in Georgia and South Carolina obtain achievements the owners did not realize were possible. His degree in Biology from Georgia Southern stemmed from the desire to know how things in nature work. His plantation roots began at just 16 years old outside of Albany, GA and the last 20 years were spent in the Lowcountry of South Carolina. His entire career has been spent developing a global approach to plantation management. That plan included sales. Sales is in Jason’s blood- his mom had a 45-year career as a real estate broker. After college, he chose to pursue his passion of making properties great. In 2011, Jason sold his first plantation. Since then, he has assisted buyers and sellers with over $20 million in sales while most of that time working as a full-time General Manager of a large Lowcountry plantation. Today, he is committed to using his unique skill set and experience to guide landowners through the many challenges of plantation ownership.

Hailing from a long line of outdoorsmen, Tim learned a great deal from his father and grandfather. He saw first-hand what it means to be a good land steward. He believes land is so much more than a place to hunt, fish, and grow timber or crops. “It’s an identity, a resting place, a safe haven and a way of life, said Tim.” Tim’s family ties to Alabama run deep. During his grandfather’s first term, Governor James was responsible for signing into law Alabama’s first state duck stamp which helped to ensure funding for the procurement, development, and preservation of wetlands for migratory waterfowl habitat. He also established Alabama’s lifetime hunting license, so it is no surprise that Tim is an avid outdoorsman with a keen eye as to how best to improve habitat for the greater good of its wildlife.
With Madison County roots, Lori grew up on her family farm at Pettis Springs along the historic Aucilla River. A love of the land was instilled in Lori very early on by her father who was a local farmer. Lori understands the importance of good land stewardship and has witnessed first-hand how her own father, a former 2-term member of the Florida House of Representatives whose district encompassed many rural counties of the Red Hills Plantation Region, with a little bit of sweat equity, so lovingly worked their own family land. These are core values she carries with her today, and nothing gives her more personal satisfaction than to represent some of the south’s best land stewards.
Cole’s dedication to land management lies in his family roots. As a fourth-generation timber expert, Cole’s earliest memories were spent with his father managing timber investments. With a degree in Food Resource Economics from the University of Florida, Cole is the epitome of an up-and-coming leader. He grew up with a hands-on approach to learning land management and conservation and has spent the last 15 years learning every angle of the real estate and forest industry. Cole is a member of the Florida Forestry Association, Red Hills Quail Forever, Southeastern Wood Producers Association and he uses this platform as an advocate for landowners and their land investments. His family has dedicated the past 60 years to providing landowners in North Florida and South Georgia with professional land management services focused on improving and protecting one’s forestland and wildlife investment. In fact, their family business, M.A. Rigoni, Inc., was one of the first to introduce whole tree chipping to the Red Hills Region.
