“Perennial Peanut hay is the “alfalfa of the south.” This particular latitude is renowned for growing this outstanding deer feed. The problem for some to grow this is the high initial costs, up to $1,000 per acre, and a lot of hard work and at least two years to establish it. Once established it’s easy. High in protein this forage allows the landowner to naturally raise, not buy protein therefore saving enormous amounts of money by cutting the #1 cost of raising trophy whitetail deer.” - Jon Kohler

One of the differences here is the high quality of the bucks released into the preserve. The breeder stock is exceptional. It’s very unusual to see this quality of breeders released into a preserve. The property touts the genetics of famed breeder bucks such as Horsepower, Triple Crown, Blackjack and Voodoos Magic. As such, the breeder deer are being offered separately.

"Some people think we're crazy for releasing some of these genetics into the preserve that we have. These are breeders, but we've got Horsepower, Triple Crown, Blackjack, Voodoos, and Magic. We've got pretty much the best names that we could find, and the best genetics that we could find. We've done embryos for the past couple of years. We've done artificial insemination, so that's how we get these outstanding genetics, the best of the best are found in our place. For those seeking advanced management, the breeding facility is enclosed by a ten-foot game fence. Six pens are averaging in size of 100' wide x 300' deep (.68 acre each) and the top half of each pen is planted and the remainder in trees. There is an irrigation stubbed to the pens. There is a 24' wide x 600' long front alleyway. The breeding facility is complete with six water troughs and six feeding stations, a fawn nursery, and an A.I. deer handling facility. The property is stocked with the best whitetail genetics in America. Preserve includes over 150 whitetails, 40-50 axis deer, a dozen blackbuck, and a small herd of Fallow.

“We have multiple species of animals here. We’ve got black buck antelope; we’ve got fallow deer and axis as well as whitetail.  The exotics you can hunt year-round, so it always gives you something to do. The whitetails have an elongated season but it’s a lot of fun hunting those exotics and having the different types of game meats. “It’s common for us to see a landowner wanting to breed their own genetics, either for sale or release into the preserve. These are two completely different operations. One doesn’t have to continue to operate the breeder pen, but that option exists if someone is looking for an additional income source. Ryan is particularly good at breeding deer. The other thing currently done is Ryan sells hunts. This can continue or cease depending on the new owner’s income requirements.” - Jon Kohler

At Legacy Ranch, there is a nursery area that is approx. ground cover 69' x 33' (2277 sq ft). Also, there is an area for blueberries with two Lemon trees complete with drip irrigation and fencing. In addition, there are assorted fruit trees. Also, there are .91 acres with twelve mature pecan trees.

"I love raising our boys out here. We're outside probably 80% of the time. There's just so much to do. They love picking blackberries with me. We just found some chanterelles the other day and they got out and helped me pick the mushrooms. They forage with me and I mean, just being able to come feed the deer. How cool is that for a three-year-old to be able to be this close to a deer and feed 'em treats right out of their hand? It's amazing. They have the best childhood ever. The main lodge is 2,400 square feet built in 1998 but was recently completely renovated. It has three bedrooms, three baths, a fireplace, a covered front porch, and a rear deck. There is also a reverse osmosis water filtration system in the main house. The newly remodeled cabin/camp house is 694 sq ft with a 98 sq ft covered front porch. It has one bedroom, one bath, and a kitchenette. Other improvements include a 720 sq ft metal building garage built in 2002 with concrete floors, electric roll-up doors, and RV hook-up and generator hook-up. Storage building that is 160 sq ft with a 128 sq ft covered front porch and A/C, heat, electric, and water to the building. Pump house that is 130 sq ft with a 4" well, chlorinator, and filter system. A 3,150 sq ft Morton barn built in 2002 is of the highest quality and contains a concrete floor, water, electricity, three electric bay doors, a generator hook-up, and a skinning room with a walk-in freezer for processing.
