Upon entering the property gates, you will pass the check-in point which is the residence of the current owners. They have totally personalized a 40 ft Destination Travel Trailer complete with privacy fences and wooden tin covered decks surrounding the space; an open air outdoor shower and soaking tub and hottub to ensure you can enjoy a relaxing bath with total privacy. There is a greenhouse with raised planter beds, an extra-large propane tank, and covered hammock located within this little oasis of a living space. There are five existing RV sites on property currently with plenty of room to expand; 5 septic fields and two (2) horsepower wells on property that pump 25 gallons of water per minute. All RV spots have fresh water nearby so it is convenient to hook up to a water source.
Adjacent to the living space is the storage area for venue props and supplies to ensure this space is turnkey. The owners have built a large privacy fence around immaculately organized shipping containers that each have Schlage deadbolt smart locks on all areas. These storage areas house every imaginable wedding decoration, prop, tools, tables, white resin chairs, benches, linens, florals and all lawn equipment used to maintain the venue. There is also a 500 Square Foot Storage Barn to store lawn equipment. Included in the sale are Hydogear, Bad Boy Mower with Zero Turn with Accessories, Bad Boy Push Mower, Weed Whacker, Edger, Leaf Blower, Electric Push Mower, Gas Cans and Extra Bags of Wildflowers which are planted throughout the venue space. Main Venue Building 2556 Square Feet - Years were spent foraging for the reclaimed Curly Pine, Birdseye Cypress and Juniper Wood displayed in architectural perfection throughout Owl and Moon. The copper and rough edged cypress bar tops, murals, tile mosaics, corrugated tin and breath taking views of the sun setting thru the South Georgia Pines on the lake out back creates the perfect harmony one feels in their soul when entering Owl and Moon Venue. Step out back and take in the serene setting created by the 1188 Square Foot Owl Dance Floor, surrounded by a 963 Square Foot Covered Cabana Area, 320 Square Foot Band Stage and 960 Square Foot Raised Owl's Perch Pavilion/Pergola, the perfect place to seat the wedding party during the reception. There are two large Gas Burning Brick Torches that light up the pergola area in the evenings and give off a warm glow which showcases the Brick Paver and Stone Water Fountain in the courtyard area. The Courtyard Area is 2808 Square Feet and is ample space for setting up guest tables and seating and there is plenty of room on the grass area to set up additional teepee tents should there be a need. There are both mens and women's bathroom/dressing areas with a 344 Square Foot Dedicated Bridal Suite newly painted with plans to remodel and extend an additional space for the brides. A new "Grand Parents Suite" is currently being built in the space where the old bridal suite once stood. It provides a nice cool place for the parents and grand parents of the wedding party to relax and prepare for the big day. There is a dedicated photo booth room located in the building that houses restroom facilities and the owners purchased a Red 1988 VW Bus which is built out as a photo booth. The seats have been removed but also convey with purchase should a new owner decide to resell the bus. An 132 Square Foot Screened In Cook Shed which is a great space to handle all of the florals as well. In 2022, all improvements were reinforced structurally, repainted, decks repainted, electrical updated, new AC System installed in the Main Venue building with business grade fire extinguishers, working smoke detectors and exit signs to ensure the property is up to code. In the coming months the cook shed, which currently has a chest freezer and 8 patio heaters with covers, will be enlarged to be a large outdoor kitchen area with kitchen cabinets, new stove, and refrigerator. A large green grassy area overlooking the lake and large lighted fountain with steps up to the wedding columns and the Georgia pines as a backdrop. The dedicated "Groom's Den" Building sits on the 8 acre lake with gorgeous views of the planted pines and Georgia sunsets. It includes a premium queen size Murphy bed, 6 locker room style dug out cubbies for storing Tuxes and clothing items, 2 showers, 2 big screen TV's, outdoor covered deck overlooking the lake with a covered hot tub, ping pong table, foozball, poker table, grill, fish cleaning station, kayaks, paddle boards, a canoe, fishing poles and a gorgeous white sandy beach with umbrellas and chairs to enjoy the gorgeous sunsets each evening. Jason has been assisting landowners for the last 28 years in Georgia and South Carolina obtain achievements the owners did not realize were possible. His plantation roots began at just 16 years old outside of Albany, GA and the last 20 years were spent in the Lowcountry of South Carolina. His entire career has been spent developing a global approach to plantation management. That plan included sales. Sales is in Jason’s blood- his mom had a 45-year career as a real estate broker. After college, he chose to pursue his passion of making properties great. In 2011, Jason sold his first plantation. Since then, he has assisted buyers and sellers with over $20 million in sales while most of that time working as a full-time General Manager of a large Lowcountry plantation. Today, he is committed to using his unique skill set and experience to guide landowners through the many challenges of plantation ownership.
Bruce Ratliff is a retired elected official (Property Appraiser Taylor County). Bruce brings years of experience in ad valorem tax knowledge. His property tax background gives JKA Associates & clients a unique insight into the complicated tax process. Bruce held several positions in the Florida Association of Property Appraisers, including member of the Board of Directors, President, Vice-President and Secretary, and served on the Agricultural & Legislative Committees for the Association. The real estate business has been part of Bruce’s life since childhood. His mother, Shirley Ratliff owned Professional Realty of Perry, Florida and his father, Buster owned Ratliff Land Surveying which Bruce was General Manager of before his political career.
Hailing from a long line of outdoorsmen, Tim learned a great deal from his father and grandfather. He saw first-hand what it means to be a good land steward. He believes land is so much more than a place to hunt, fish, and grow timber or crops. “It’s an identity, a resting place, a safe haven and a way of life, said Tim.” Tim’s family ties to Alabama run deep. During his grandfather’s first term, Governor James was responsible for signing into law Alabama’s first state duck stamp which helped to ensure funding for the procurement, development, and preservation of wetlands for migratory waterfowl habitat. He also established Alabama’s lifetime hunting license, so it is no surprise that Tim is an avid outdoorsman with a keen eye as to how best to improve habitat for the greater good of its wildlife.
With Madison County roots, Lori grew up on her family farm at Pettis Springs along the historic Aucilla River. A love of the land was instilled in Lori very early on by her father who was a local farmer. Lori understands the importance of good land stewardship and has witnessed first-hand how her own father, a former 2-term member of the Florida House of Representatives whose district encompassed many rural counties of the Red Hills Plantation Region, with a little bit of sweat equity, so lovingly worked their own family land. These are core values she carries with her today, and nothing gives her more personal satisfaction than to represent some of the south’s best land stewards.
Cole’s dedication to land management lies in his family roots. As a fourth-generation timber expert, Cole’s earliest memories were spent with his father managing timber investments. With a degree in Food Resource Economics from the University of Florida, Cole is the epitome of an up-and-coming leader. He grew up with a hands-on approach to learning land management and conservation and has spent the last 15 years learning every angle of the real estate and forest industry. Cole is a member of the Florida Forestry Association, Red Hills Quail Forever, Southeastern Wood Producers Association and he uses this platform as an advocate for landowners and their land investments. His family has dedicated the past 60 years to providing landowners in North Florida and South Georgia with professional land management services focused on improving and protecting one’s forestland and wildlife investment. In fact, their family business, M.A. Rigoni, Inc., was one of the first to introduce whole tree chipping to the Red Hills Region.
