A Special Place

Spring Creek is located in the famed Flint River Basin of Sumter County, which has consistently produced Boone and Crockett deer over the last several decades.  This is partly attributable to great genetics from the stocking of big Northern deer back in the 1950s, when few native Southern deer were present to “dilute” the Northern genetics.  A culmination of extraordinary genetics with fertile soils, excellent native habitat, great bonus nutrition provided by abundant clover/chicory fields, year-round supplemental protein, and an age structure (which is able to be controlled with the high fence), allows Spring Creek to be one of the top Whitetail properties in the southeast.  The majority of the large deer harvested in this area you never even hear about or see in the record books, because the landowners are very protective of their sources.

Spring Creek has been intensely managed by the former owner beginning in 2003 until the current owner purchased in 2017 and wanted to produce south Georgia Boone and Crockett Whitetails.  The current owner high-fenced the approximately 682 acres in 2017, and has been intensely managing for Boone and Crockett Whitetail.  The age structure of the deer herd is currently reaching its full potential this year with numerous Boone and Crockett possibilities.  There are no exotics and/or no imported genetics.  These are true South Georgia giant Whitetails.

Lodge

The lodge is 2,230 sq ft and built in 2005, consisting of 3 bedrooms and 2 bathrooms, with a log exterior.  The living area with a vaulted ceiling and hardwood pine floors and beautiful pecky cypress interior walls adjoins a spacious dining room and recently renovated kitchen affording a spacious gathering for family and friends in front of the large stone fireplace.  One of the three bedrooms is located upstairs providing numerous beds for friends and family with plenty of room for overnight lodging.  The additional two bedrooms are located on the main floor, of which the master suite overlooks the lake.  The newly-remodeled kitchen with commercial appliances makes cooking a joy.  The screened porch overlooking the 2.5-acre lake makes for an enjoyable morning of sipping coffee and listening to turkeys gobble in the springtime, or for enjoying a glass of sweet tea while watching deer at the feeder on a fall afternoon.

Recreational Facility/Additional Living Space

This additional living space and recreational area provides long hours of fun time playing ping pong, and is a great place to hang out for children, grandchildren or family and friends. You can also just relax in front of the large fireplace while viewing a big screen tv.  This 1,400 sq ft recreational addition includes a kitchen area with granite countertops, stainless refrigerator and sink, as well as one bedroom with two queen-size beds, a full bath, laundry room, and a porch where you can sit and enjoy wildlife in the clover field.  There is also a nice fire-pit where hunting stories can be shared just out back.

Lakes

Spring Creek has a beautiful 11.5-acre lake and 2.5-acre lake; both lakes have been intensely managed by Wiregrass Ecological Associates for producing large bass.  Numerous feeders, which keep the bream population booming, as well as other stocked forage fish, produce an abundant supply of food sources for the bass population.

Location

Spring Creek is moments away from Lake Blackshear State Park for added recreational enjoyment, including boating, swimming, golfing, dining, fishing and more. With frontage along HWY 195, Spring Creek is conveniently located, is in close proximity to notable towns like Cordele and Albany and is less than three hours from Atlanta.
