Thoughts on the sale: Previously listed with another broker. We secured the listing and were given a price point to achieve. It was a complicated mix of quail plantation, farmland, and pasture. We spent about a month identifying and demonstrating intrinsic value. It was sold within weeks of “making our case” and releasing our marketing material.
Chokee boasts 5,146± acres and is one of the largest wild quail managed properties in the South. Located in the greater Albany Area, just 11 miles east of Leesburg, it is one of the signature properties in an A+ neighborhood adjacent to Senah, Red Oak, Mercer Mill, Cannon, and Whispering Pines. Chokee’s signature feature is the 7.5± miles of uninterrupted frontage on the famed Flint River. It boasts one of the largest privately held riverfront holdings in all of the South. Incidentally, almost the entire adjacent river frontage is similarly managed for wild quail and trophy whitetail. The water resources here produce not only recreation and wildlife but agricultural wealth the likes few properties can match. A half day hunt record from November 26, 2014 had 29 number of coveys moved in 3 hours. A Chokee day record on January 24, 2015 had 47 Number of coveys moved. The quail habitat is textbook.

The dream of many recreational landowners is finding financial sustainability. Few properties offer the income opportunities or have made the capital improvements Chokee has. The investment aspects of this property are far and above anything we would expect to see on a typical wild quail property. The economic aspects of the irrigated farmland alone is significant with crop rents on 1,506 acres netting over $300,000 annually. Chokee has more than the average amount of timber for a sporting property. Per the 2018 timber estimate, there was approximately 134,000 tons of merchantable timber valued at over $1,200 per timbered acre. For comparison, this is about double the amount of timber seen on most of wild quail managed properties and another good example of the balance between recreation and income that has been perfected here.
