Setter Run Farms checks all the boxes, both his and hers. The current owners built the property into what it is today. He is a builder, and she is an interior designer. Both are extremely good at what they do. The combination has turned this property into a one-of-a-kind, entertaining showplace.
The 239 +/- acre high-quality recreational property is a rare combination where a property’s historical significance and great architecture meets with great land. Featuring five lakes, rolling topography, open fields, pine timber, mixed hardwoods, creeks and streams, and super cool amenities, this is one of our favorite properties that is the nexus between outdoors and entertainment.
This property has been in the family for more than 50 years. One can feel the passion and reverence this second generation has, as they turned a great property into a place where their friends and family could enjoy.

The property features two cabins and a "Gathering Barn", each unique in their own regard, and provide ample living space for friends and family. Each structure and its details have a story and a meaning, and it’s all tied back to the land.
“This is one of those places that you really look forward to going to and to showing to others. I like to see the glimmer in people’s eyes when they see the property. It is exciting to show; the sense of discovery and all the neat things at the property.” - Jon Kohler
The old "Cracker Cabin" is approximately 1,400 heated/cooled square feet with 1,000 square feet of porches. It originally served as a modest hunt camp for father and son. As the family grew, the cabin was expanded upon to include a kitchen, dining room, master bedroom and bath, and guest bed/bath. The "Cracker Cabin" retains its original charm with wood detail and offers sprawling front and back porches (both enclosed and open). Overlooking just one of the five lakes, with porch swings and an outdoor fire-pit, unwinding is easy. Adjacent to the "Cracker Cabin" is a large, raised flower bed garden for growing fresh herbs and vegetables.
The "Cabin in the Woods" is 1,400 heated/cooled square feet with 400 square feet of porches. It was built and completed in 2018. It was meant to look and feel like a North Georgia mountain cabin, and it does. It was designed to blend in with the older "Cracker Cabin" in a wood that would patina and weather in time. This cabin, like the other, also overlooks one of the many scenic lakes. Grand steps, rocking chairs, and a stone fireplace only further contribute to its charm. The main living space is cozy, outfitted with custom furniture and lighting fixtures. The wood-burning fireplace features a gas starter, and the kitchen touts a beautiful Italian Bertazzoni gas range, a sub-zero full-size fridge and freezer, and a washer/dryer all hidden to seamlessly blend behind custom wood cabinetry. The master bedroom on the first floor features a grand master bath with claw foot tub, chandelier, a beautiful walk-in shower with ceramic tile designed to mimic the look of old stamped tin tiles. Upstairs a king size guest bed awaits, with ample space for the two twin beds across the room, and a full-size bath of its own.
“The Cabin in the Woods is one of my all-time favorite cabins that I have seen during my career. When the landowner said she wanted to create something special here she certainly did.” - Jon Kohler
The matriarch of the household is a designer by trade, as evidenced by her eye for immaculate detail. Spanning the eras, relics and antiques tied to the region are intricately woven throughout the living spaces. Modern appliances, custom cabinetry, furniture, and more, blend the old with the new for a refined and polished look. One would be hard-pressed to find another property with nearly as much aesthetic and incredible design components.
“All of the structures are so very well put together. From the interior design, the architecture, the quality….it just feels right.” - Jon Kohler
The landowners love having friends and family join for gatherings and dinner parties, as such the "Gathering Barn" was intentionally built and is perhaps the star of the show. The Gathering barn is 1,900 heated/cooled square feet with 1,900 square feet of porches. The barn has a his side and a hers side. Once what was an old Sharecroppers barn, the couple took wood from the original structure and utilized this wood on the interior walls of the "his" side of the Gathering Barn. Rich wood tones, dark leather, and an antique English bar make the "his" side the perfect place for lounging, sipping libations, or discussing the day's sporting pursuits. The "hers" side has an air of femininity to it with bright natural lighting, cream-colored furniture, a cozy fireplace, and a stunning chandelier. The chef’s kitchen is made to prepare meals for a large crowd, with a large 86-inch custom French Lacanche Range in a beautiful deep emerald tone, complete with two warming cabinets, a large island, two dishwashers, a full-size sub-zero refrigerator, a full-size sub-zero freezer, and large walk-in pantry. All of the appliances yet, again are hidden behind beautiful custom wood cabinetry. Outside the "Gathering Barn" is a large covered outdoor pavilion, with plenty of seating space, porch swings, and a beautiful outdoor stone fireplace. The "Gathering Barn" is easily accessible from the main road, making it a great space is for entertaining large crowds, gathering around the fire, and enjoying fellowship with friends and family, while the three additional private cabins await for a good night's respite - tucked away quietly in the woods.
“When I think of the Gathering Barn, the word FUN pops into my head; And, family, friends, and fellowship.” - Jon Kohler

"The Gathering Barn is situated directly beside a quiet country road. This is the site the original barn was built upon and we decided to keep its location because it provided us easy access to our land which comprises miles on both sides of the road. It provides a central location whether hunting, fishing, shooting, or hiking. We decided this would also allow easy access for our guests as we entertained, as it provides ample parking for any type of vehicle.
The cabins are tucked into the woods a little ways away. We sited them among mature hardwoods with peaceful views of the lake. This allows family and guests to take quiet time away by themselves, whether needing to lay a little one down for a nap or just to have some nature therapy for one’s self. It also allows for the early to bed or late to rise to have their own private space until they're ready rejoin family and friends at the gathering barn." - Angie Moon, Landowner, Setter Run Farms
The property has beautiful rolling topography and is a mix of pine timber, mixed hardwoods, creeks and streams, and open fields. There is abundant wildlife. The landowners seldom hunt now themselves, but the deer and turkey numbers are phenomenal. The pasture land could be left as is, or easily be converted into an orchard for fruits, pecan trees, or other. Five beautiful lakes are found throughout the property, at approximately 1.5, 1.6, .8, 2, and 6.9 +/- acres. The largest lake is spring-fed by two spring heads. The lakes are great for fishing, with many a trophy bass caught over the years.
Knowing a thing or two about entertainment, the property owners also own and operate a thriving local distillery, Swamp Fox Distilling Co. The distillery is a gathering hub in the town square, where tastings are a revered treat. While the stills and tasting room have a well-known local presence, Swamp Fox also distributes their premium small-batch spirits nationally to several southern and northern states. Growing rapidly, the company plans to expand to new locations soon.

Ten minutes from the town square, Buena Vista conveniently offers great dining, shopping, and entertainment. The Marion County Airport is only 15 minutes away for private air travel. Recently updated with a new surfaced runway, runway lighting, and fencing around the entire perimeter, upgrades in progress now include an apron and fuel farm, with a potential for hangar development. Columbus, Georgia’s second-largest city, is only 35 minutes to the west and Americus is only 30 minutes to the southeast. From daily commercial jet travel, to anything one could need from a city, all is just a short drive away.
It would take years to duplicate this property and the amenities. The design and decorating skills put into Setter Run Farms are next to impossible to recreate. This is a rare opportunity to own a high-quality recreational property ready to step in and enjoy.
Social Storm:
This property is a very good candidate for a Social Storm Property. Some fencing and other minor security measures should take place. However, the area is already very safe. There is very good water. The fisheries could be greatly expanded by simply adding some fish feeders.

From murky farm ponds to pristine glacier-cut lakes and everything in between, Knox Daniels’ expertise stems from a lifelong fascination of water and the creatures that live in and around it. He recognizes and helps clients appreciate the value water features bring to a property. “My goal is to help buyers realize and sellers maximize the value different water bodies bring to a property, not only in a recreational sense, but also for social storm reasons.” After extensively traveling the country for collegiate BASS fishing tournaments, Knox graduated and worked for the Southeast’s finest fisheries and wildlife biologist, Greg Grimes. With Grimes’ company, AES, Knox managed many of the southeast’s finest private lake estate/impoundment properties, and learned the intricacies of upscale property management. Learning from Greg and other biologists, Knox honed in on the specific conditions and habitat needed for optimal gamefish growth in private lakes. He has also worked as a property manager on several thousand acres and for a commercial developer, facilitating the dirt work and builds of several apartment complexes, but his true passion has always been in the outdoors. “I’ve always had an insatiable fascination with ponds/lakes and am grateful to be able to help to place clients on the properties of their dreams and make their personal fisheries/wildlife goals reality with JKA.” – Knox Daniels
Jason has been assisting landowners for the last 28 years in Georgia and South Carolina obtain achievements the owners did not realize were possible. His degree in Biology from Georgia Southern stemmed from the desire to know how things in nature work. His plantation roots began at just 16 years old outside of Albany, GA and the last 20 years were spent in the Lowcountry of South Carolina. His entire career has been spent developing a global approach to plantation management. That plan included sales. Sales is in Jason’s blood- his mom had a 45-year career as a real estate broker. After college, he chose to pursue his passion of making properties great. In 2011, Jason sold his first plantation. Since then, he has assisted buyers and sellers with over $20 million in sales while most of that time working as a full-time General Manager of a large Lowcountry plantation. Today, he is committed to using his unique skill set and experience to guide landowners through the many challenges of plantation ownership.

Hailing from a long line of outdoorsmen, Tim learned a great deal from his father and grandfather. He saw first-hand what it means to be a good land steward. He believes land is so much more than a place to hunt, fish, and grow timber or crops. “It’s an identity, a resting place, a safe haven and a way of life, said Tim.” Tim’s family ties to Alabama run deep. During his grandfather’s first term, Governor James was responsible for signing into law Alabama’s first state duck stamp which helped to ensure funding for the procurement, development, and preservation of wetlands for migratory waterfowl habitat. He also established Alabama’s lifetime hunting license, so it is no surprise that Tim is an avid outdoorsman with a keen eye as to how best to improve habitat for the greater good of its wildlife.
With Madison County roots, Lori grew up on her family farm at Pettis Springs along the historic Aucilla River. A love of the land was instilled in Lori very early on by her father who was a local farmer. Lori understands the importance of good land stewardship and has witnessed first-hand how her own father, a former 2-term member of the Florida House of Representatives whose district encompassed many rural counties of the Red Hills Plantation Region, with a little bit of sweat equity, so lovingly worked their own family land. These are core values she carries with her today, and nothing gives her more personal satisfaction than to represent some of the south’s best land stewards.
Cole’s dedication to land management lies in his family roots. As a fourth-generation timber expert, Cole’s earliest memories were spent with his father managing timber investments. He grew up with a hands-on approach to learning land management and conservation and has spent the last 15 years learning every angle of the real estate and forest industry. Cole is a member of the Florida Forestry Association, Red Hills Quail Forever, Southeastern Wood Producers Association and he uses this platform as an advocate for landowners and their land investments. His family has dedicated the past 60 years to providing landowners in North Florida and South Georgia with professional land management services focused on improving and protecting one’s forestland and wildlife investment.
