The convenience of Florida. The adventure of the Bahamas. The water quality of the Caribbean.
Of all the assets one can own in this life an Island is at the top. Controlling the entire island, being able to have it private for your guests during your stay. Then, having the benefits of a 4-star resort in your absence makes this truly a once-in-a-lifetime opportunity.
"I can't imagine a better opportunity to monetize "Star power" than owing and controlling this island. They can have both privacy for friends and family while they are here and ensure the 4-star resort is booked to capacity when they aren't." - Jon Kohler
“We are going to share with you an island, an adventure, that will forever change your expectations of a beach and boating experience. We are going to take you to the signature property of a little-known 80-mile stretch of Florida beaches and barrier islands unlike anywhere else.
“A place, an island, a life-long family adventure the likes of which has never been offered before and can never be duplicated again.” - Jon Kohler
Welcome to Black's Island an intimate private island retreat where relaxation and recreation meet nature's splendor. Located in the heart of St Joseph’s Bay, situated amidst the breathtaking beauty of the Gulf Coast, this seven-acre private island features waterfront bungalows for optimal seclusion. At Black’s Island, the perfect blend of coastal charm and modern comfort beckons you to experience island living at its finest.
The island features 26 private waterfront bungalows each with stunning waterfront views. In the common area is a four-story clubhouse, a cabana, and a pool with sundecks – nestled among palms, the bungalows and their amenities are connected by an elevated 1,200-foot cedar boardwalk.
Black’s Island is not only the area's signature property, but from the Keys, the Bahamas, to the rest of the Caribbean, there is nothing else like it, nor can there ever be. Black’s Island promises a lifetime of cherished memories and unparalleled experiences. This is truly a one-of-a-kind property and a once-in-a-lifetime opportunity. If you accept this adventure, I promise you and your family, that it will be a generational-changing experience…
"Literally the “world’s best beaches” are on one side with the protected bays of a gin-clear marine estuary on the other. This combination is why adventure seekers, boaters, and beachgoers alike come to recreate here. This is where families and friends grow together enjoying God’s great outdoors. This is the real Florida.” - Jon Kohler
The waterfront bungalows on Black’s Island tout two floor-plans, each thoughtfully designed for family comfort. The barrel-shaped bungalows provide 360-degree views. The one-story bungalows are 1,225 square feet with two bedrooms both with king beds, a loft area with full bed, two full bathrooms, kitchen, living room, dining area, laundry room, and a private balcony overlooking stunning views of the water, landscape, and wildlife. The two-story bungalows are 1,425 square feet with two bedrooms with king beds, a third bedroom with bunkbeds, two full bathrooms, one-half bathroom, kitchen, living room, dining area, laundry room, and a private balcony overlooking breathtaking views. The kitchen is fully equipped with a pantry, granite countertops, stainless steel appliances, plenty of cabinet space, and a kitchen island with a bar-height counter with barstools for additional eating space.
Offering the perfect blend of comfort and a nature-forward design aesthetic, these rich, wood-toned bungalows provide the ultimate retreat for adventure, relaxation, and rejuvenation with beautiful panoramic views of the Gulf. The bungalows are offered turnkey with furnishings, décor, linens, kitchen dishes, washer and dryer.
As a testament to their design, the bungalows withstood a Category 5 hurricane, Hurricane Michael in 2018. The Deltec bungalows' signature round shape is the key. Even the strongest winds from powerful hurricanes like Michael, Andrew and Katrina flow around the buildings rather than putting pressure just on one side. "Deltec’s round homes are designed to work with nature, rather than against it," Deltec notes. "While nothing can be 100 percent completely hurricane-proof, our track record speaks for itself. If you’re in a coastal area, our hurricane-resistant design will perform far better than conventional construction."

How Ownership Works:
“Be forewarned, once experienced, this redefines the meaning of “going to the beach.” - Jon Kohler
Located in the heart of St. Joseph Bay, Black’s Island is only accessible by boat, seaplane, or helicopter.
Panama City Beach International Airport is just an hour and twenty-minute drive from the island's mainland marina, Point South Marina. For private aircraft travel, Apalachicola Regional Airport is located 25 minutes away.
It is only a short 10-minute trip between the mainland and the island. If coming by sea, one may dock their boat at Black’s Island Hotel or Point South Marina.
To launch your boat, one can park their car at the dedicated parking area/dock/ boat ramp for Black's Island next to the new Black's Island Hotel and Marina where ownership comes with a parking space.
Also, there are several nearby marinas from which to launch or store your own boat. Boat storage, dry dock, and wet slip storage are available at Point South Marina – a new top-of-the-line marina in Port St. Joe. Simply call ahead and your boat will be put in the water.
There are also three boat ramps in St Joe.
If you do not have a boat, you can call to schedule transportation to and from the island with Bayou Boat Rental or with Captain Clint’s boat rentals. The concierge is available to schedule transportation for you to and from the island if you make arrangements in advance.
The dock at Black’s Island has 20 boat slips and accommodates large boats up to 40 feet.
Once the island concierge has been notified of your arrival, the staff will promptly meet you and your guests to assist with docking and unloading. Before your arrival, you may request for the concierge to stock your bungalow with food, beverages, and any other necessities you may need during your stay. Groceries, organic produce, and fresh local seafood can also be found at The Pig (order online at rosieapp.com)
For the most part, the island is self-sufficient as far as utilities go. The underground power that runs from the mainland has never been an issue. There are two electric utility lines: one primary and one known as a hot secondary spare. The island has a state monitored 600 ft private well with a 10,000-gallon tank capacity and a private sewer system. The internet on the island is exceptional and is provided through satellites.
There is currently a management company in place to handle short-term rentals on the island should you desire to rent bungalows.
There are several jet skis on the island at the dock by the Clubhouse.

There are indoor dining tables and high tops, a bar, a lounge area with sofas and television, game tables on the ground floor, and two balconies with seating to take in the breathtaking views. There is also an island gift shop located in the clubhouse. The downstairs “cabana” has a bar, restrooms, outdoor covered seating, and several areas for the kiddos to enjoy ring toss, cornhole, and outdoor connect four. Just outside the clubhouse is a large green space perfect for picnics and outdoor recreation.
Beside the clubhouse is the 40'x16' swimming pool which has spacious sundecks overlooking views of the water and spectacular sunsets.
Additional amenities include beach volleyball, a water trampoline, a private white sandy beach, and a dock that accommodates boats up to 40’ and jet skis. Owners will also have access to the amenities at the landside Black's Island Hotel which is currently under construction.

Pirate History:
Black's Island is named after Black Sam Bellamy, renowned as the "wealthiest pirate in recorded history." Bellamy, also known as "the Robin Hood of Pirates" for his remarkable generosity, inhabited the island from 1715 to 1717. His final voyage led him to Massachusetts, where a Nor'easter forced his ship, "The Whydah," aground. The vessel capsized and sank rapidly, tragically taking Bellamy and almost the entire 146-man crew down with it. The treasure aboard the ship at the time of its sinking amounted to approximately 4.5 to 5 tons, including vast quantities of indigo, ivory, gold, 20,000 to 30,000 pounds of sterling, and more. In 1982, the wreckage was discovered, and a portion of the approximately 200,000 artifacts has been salvaged, among them a cannon found to be filled with precious stones, gold, and other artifacts.

From murky farm ponds to pristine glacier-cut lakes and everything in between, Knox Daniels’ expertise stems from a lifelong fascination of water and the creatures that live in and around it. He recognizes and helps clients appreciate the value water features bring to a property. “My goal is to help buyers realize and sellers maximize the value different water bodies bring to a property, not only in a recreational sense, but also for social storm reasons.” After extensively traveling the country for collegiate BASS fishing tournaments, Knox graduated and worked for the Southeast’s finest fisheries and wildlife biologist, Greg Grimes. With Grimes’ company, AES, Knox managed many of the southeast’s finest private lake estate/impoundment properties, and learned the intricacies of upscale property management. Learning from Greg and other biologists, Knox honed in on the specific conditions and habitat needed for optimal gamefish growth in private lakes. He has also worked as a property manager on several thousand acres and for a commercial developer, facilitating the dirt work and builds of several apartment complexes, but his true passion has always been in the outdoors. “I’ve always had an insatiable fascination with ponds/lakes and am grateful to be able to help to place clients on the properties of their dreams and make their personal fisheries/wildlife goals reality with JKA.” – Knox Daniels
Jason has been assisting landowners for the last 28 years in Georgia and South Carolina obtain achievements the owners did not realize were possible. His degree in Biology from Georgia Southern stemmed from the desire to know how things in nature work. His plantation roots began at just 16 years old outside of Albany, GA and the last 20 years were spent in the Lowcountry of South Carolina. His entire career has been spent developing a global approach to plantation management. That plan included sales. Sales is in Jason’s blood- his mom had a 45-year career as a real estate broker. After college, he chose to pursue his passion of making properties great. In 2011, Jason sold his first plantation. Since then, he has assisted buyers and sellers with over $20 million in sales while most of that time working as a full-time General Manager of a large Lowcountry plantation. Today, he is committed to using his unique skill set and experience to guide landowners through the many challenges of plantation ownership.
Bruce Ratliff is a retired elected official (Property Appraiser Taylor County). Bruce brings years of experience in ad valorem tax knowledge. His property tax background gives JKA Associates & clients a unique insight into the complicated tax process. Bruce held several positions in the Florida Association of Property Appraisers, including member of the Board of Directors, President, Vice-President and Secretary, and served on the Agricultural & Legislative Committees for the Association. The real estate business has been part of Bruce’s life since childhood. His mother, Shirley Ratliff owned Professional Realty of Perry, Florida and his father, Buster owned Ratliff Land Surveying which Bruce was General Manager of before his political career.
Hailing from a long line of outdoorsmen, Tim learned a great deal from his father and grandfather. He saw first-hand what it means to be a good land steward. He believes land is so much more than a place to hunt, fish, and grow timber or crops. “It’s an identity, a resting place, a safe haven and a way of life, said Tim.” Tim’s family ties to Alabama run deep. During his grandfather’s first term, Governor James was responsible for signing into law Alabama’s first state duck stamp which helped to ensure funding for the procurement, development, and preservation of wetlands for migratory waterfowl habitat. He also established Alabama’s lifetime hunting license, so it is no surprise that Tim is an avid outdoorsman with a keen eye as to how best to improve habitat for the greater good of its wildlife.
With Madison County roots, Lori grew up on her family farm at Pettis Springs along the historic Aucilla River. A love of the land was instilled in Lori very early on by her father who was a local farmer. Lori understands the importance of good land stewardship and has witnessed first-hand how her own father, a former 2-term member of the Florida House of Representatives whose district encompassed many rural counties of the Red Hills Plantation Region, with a little bit of sweat equity, so lovingly worked their own family land. These are core values she carries with her today, and nothing gives her more personal satisfaction than to represent some of the south’s best land stewards.
Cole’s dedication to land management lies in his family roots. As a fourth-generation timber expert, Cole’s earliest memories were spent with his father managing timber investments. With a degree in Food Resource Economics from the University of Florida, Cole is the epitome of an up-and-coming leader. He grew up with a hands-on approach to learning land management and conservation and has spent the last 15 years learning every angle of the real estate and forest industry. Cole is a member of the Florida Forestry Association, Red Hills Quail Forever, Southeastern Wood Producers Association and he uses this platform as an advocate for landowners and their land investments. His family has dedicated the past 60 years to providing landowners in North Florida and South Georgia with professional land management services focused on improving and protecting one’s forestland and wildlife investment. In fact, their family business, M.A. Rigoni, Inc., was one of the first to introduce whole tree chipping to the Red Hills Region.
As a landowner of his own family farm, Lick Skillet, along with family land that has been passed down and enjoyed together at Keaton Beach for 40 years, Jon knows what it means to be a steward of the last best places. As a third-generation land broker with more than 30 years of experience in advising landowners in this niche, Jon is known for his innate ability to harvest a land’s unique intrinsic value. Touting several notable sales under his belt, Jon personally closed Rock Creek/Molpus – 124,000 acres of premium timberland at $142,000,000 – which was known as the largest timberland land sale in the Southeast for eight years running. He is a co-founding member of LandLeader and achieved the real estate industry’s highest honor, “2022 National Broker of the Year – Recreational Land Sales,” by the Realtors® Land Institute.
