This 407 +/- acre high quality cattle and recreational property boasts over 1 +/- mile on the Flint River in Pike County, Georgia. This is one of the dominant riverfront properties in the area and formerly a portion of a vast Three Trees cattle empire.  Looking even further back at past landowners, the original homestead is still standing, one can feel and see the evidence of past landowners’ regard and contributions to improving this unique property. Today, the property is in crossroads between being a high-quality recreational property, a trophy cattle ranch or combination of the two. It has exceptional attributes to be either.

The rolling terrain, fields, hardwoods and water are exceptional for a property of its size. The diversity of tree species is well noted on this portion of the Flint River, above the Fall Line. Scattered pecans add to the 1950’s old farm and feel. Both hard and soft mast producing trees provide exceptional wildlife habitat and add spectacular fall colors.

Past generations of landowners spent a fortune, sweat and tears improving this property. The oak lined drive and site of an old homestead remains (currently in disrepair), reminding us of a time when this lands resources provided a family’s livelihood. In more modern times, extensive cross fencing and waterlines have been installed providing cattle water throughout the pastures. As it’s situated now, the property contains 85 +/- acres of highly improved pasture - hay ground (140+/- acres and could greatly be expanded) surrounded by native grass/blackberry/plum edges and exceptional upland hardwood pine habitat (190 +/-acres). The wealth of timber here should not be understated. This area of the Flint River is well regarded as some of the most diverse hardwood areas in the State. There is a 1.6 +/- acre man-made pond and a 5.5 +/- acre natural wetland frequented by waterfowl. The Rocky Ford Branch Creek flows along the north property line and its confluence with the Flint.

This portion of the Flint River Valley is exceptionally fertile. The famed Millarden Ranch located atop the Pine Mountain Range can be seen rising over the tree line just a few miles away.

The amount of game traveling up and down the Flint River is exceptional and commensurate to the quality of the habitat allows this property to boast more than its fair share. A concrete public boat ramp is conveniently located less than a half mile downstream allowing easy use of the river and making this a year-round property.

The immediate area is small farms and recreational properties, reservoirs, and state parks. The nearby town of Woodbury (7 minutes) has several restaurants. Warm Springs (20 minutes) is the home of F.D. Roosevelt State Park, FDR’s Little White House Historic Site, Warm Springs Winery and Vineyards, and a brand new Best Western overlooking the Meriwether and Talbot County mountains. Calloway Gardens and its associated shops is an easy 43-minute drive. The charming area of Senoia, best known for the filming of The Walking Dead series, is just 36 minutes away. Tours are offered so fans can visit all the locations filming took place including Hershel’s Farm! Thomaston (20 minutes) has all the provisions one could need including Home Depot, Walmart etc. The Hartsfield-Atlanta Airport is just over an hour with numerous smaller airstrips nearby.

There is currently no conservation easement on the property, and it would make an extremely good candidate due to its 1+/- mile of river frontage and relatively little floodplain.

Flint Farms is priced at $1,495,725 which is commensurate with what lesser quality properties in this area of the Flint River are trading for.
